Educational information only

Everything on this site — guides, templates, spreadsheets, calculators, comparisons, and state-law summaries — is provided for general educational and organizational purposes only. It is not legal advice, tax advice, accounting or auditing advice, insurance advice, engineering advice, or a reserve study, and using this site does not create any professional-client relationship. CommonKeel is not a law firm, accounting firm, property manager, reserve-study provider, or licensed adviser of any kind.

Your governing documents and state law control

HOA and condominium law varies significantly by state (sometimes by locality), and every association’s declaration, bylaws, and rules are different. Before relying on anything here — a retention period, a notice timeline, a meeting procedure, a funding method — check your governing documents and your state’s current statutes. Where our pages describe typical practice, that is common practice, not a legal requirement or compliance standard. Our state summaries carry citations and verification dates precisely so you can go read the real text; laws change after our verification dates, and nothing here claims to make your association compliant with anything.

Templates and calculators

Templates are starting points, not guaranteed compliant with any jurisdiction or set of governing documents. All sample data in downloadable files is fictional. Spreadsheet formulas are tested with the included sample data, but your edits can change results — sanity-check totals against bank statements. The reserve calculator produces an educational straight-line estimate from your unverified inputs; it is not a reserve study, and some states legally require professional studies our calculator cannot replace. Financial decisions — budgets, dues, reserve funding — remain the board’s responsibility.

Vendor and pricing information

Vendor capabilities and prices are reported from vendor documentation and public sources as of the verification date shown on each page — not hands-on testing unless explicitly labeled otherwise. Pricing changes often; confirm current terms with the vendor before purchasing. Nothing here is an endorsement or a purchase recommendation for your specific association.

When to get professional help

Consult a licensed attorney, CPA, insurance professional, or credentialed reserve specialist for any decision materially affecting rights, finances, safety, contracts, collections, elections, or compliance. If in doubt, ask a qualified professional — it is almost always cheaper than fixing a preventable mistake.
